If you are purchasing real estate in Türkiye as part of a citizenship application, the way you transfer the payment is just as important as the property itself. Transfers that do not comply with the required rules can result in the outright rejection of your citizenship application. Below are the mandatory rules you must follow.
1. Source of the Transfer
The purchase price must be sent from abroad, from a bank account registered in the name of the foreign buyer. Payments made by third parties are not accepted under any circumstances.
2. Transfer Method
All payments must be made exclusively via bank transfer (SWIFT). Cash payments, in-person payments, and services such as Western Union, MoneyGram, or cryptocurrency are strictly prohibited.
3. Buyer Account
Payment must be directed to the seller's bank account located in Türkiye. The seller's name and the bank account holder's name must match exactly.
4. Transfer Description
In the SWIFT description field, one of the following phrases must be written:
"Property purchase in Turkey"
"Real estate purchase – Turkish Citizenship"
"Price of real estate purchase in Turkey"
5. Amount
The transfer amount must fully match the property fee, appraisal report, and bank transfer details. Partial payments are not recommended.
6. Foreign Currency and Turkish Lira
Payment may be made in foreign currency or Turkish Lira. In either case, a Foreign Currency Purchase Receipt (DAB) or a bank letter confirming the foreign currency inflow must be obtained from the bank.
7. Timing
Payment must be completed before the title deed transfer, or at the latest on the day of the title deed transfer.
Important Warning: Transfers that violate any of the rules above may lead to the rejection of your citizenship application. If you have any questions about the correct transfer process, consult your advisor before initiating any payment.
